Agency terms
Bookings, prices, arrivals and departures, security deposits and cancellations: the terms for accommodation rented through Artemare.

1. Bookings
Bookings become binding on the agency only once it has accepted a booking deposit of at least 30% of the agreed amount for the full rental period. The contract states the total rent and the type of accommodation. Rental days are counted as overnight stays. If the accommodation is not made available as agreed, and unless alternative arrangements have been made, the guest may choose between receiving twice the booking deposit or having it refunded, without prejudice to compensation for further loss.
2. Prices
The agreed price includes accommodation in good condition, furnished according to its classification and number of sleeping places, with furniture, crockery, a cooker, refrigerator, blankets and pillows; normal consumption of gas, hot and cold water and electricity; agency commission; and prompt assistance for minor maintenance. Minor repairs are paid for by the agency unless directly attributable to the guest's improper use of the rented property.
The price does not include sheets, tablecloths, napkins or linen generally, unless otherwise agreed in writing with the agency. Linen may be hired separately on arrival: sheets cost €10.00 per person; towels cost €8.00 per hand-and-bath towel set.
Blankets are not provided in the apartment. If requested, they cost €13.00 per person.
The apartment has crockery, pans and essential cooking and cleaning equipment. Please contact the agency immediately if anything is needed.
The extra charge for a stay with a small pet is €55.00 for the entire stay.
3. Access to the accommodation
- The accommodation is made available between 16:00 and 19:00 on arrival day, once the cleaning company has confirmed it is ready. It must be vacated by 09:00 on departure day.
- Arrivals and departures outside these hours require prior agreement.
- A guest who has not occupied the booked accommodation by 19:00 on the agreed arrival date and has not notified the agency in good time is considered to have cancelled. The agency may retain the booking deposit and make the accommodation available to others.
- No refund is due for late arrival or early departure.
- If the accommodation is not vacated by the agreed time, some or all of the security deposit may be retained.
4. Arrangements
- To take possession of the accommodation, the guest must provide identification, pay the agreed balance and declare the number and personal details of all occupants.
- Subletting and exceeding the agreed number of guests are prohibited. If excess occupancy is established, the contract may be terminated without prejudice to compensation for loss.
5. Security deposit
- A security deposit of €100.00 to €500.00 is normally required, depending on the property, to guarantee the condition of the premises and inventory and the return of the keys. If departure takes place outside agency opening hours, the security deposit will be refunded by bank transfer.
- Groups of young people must pay a security deposit of €500.00 and are asked to inform the agency of their young age when booking. If a group arrives without having disclosed this, the agency may, at its discretion, refuse to hand over the keys and retain the booking deposit as compensation for the reserved accommodation remaining unoccupied.
- Any disputes or complaints about cleanliness or malfunctioning facilities must be reported to the agency on the day of arrival.
6. Liability
The tourist accommodation business is not liable for any loss of the guest's belongings, valuables or money kept in the rented accommodation.
7. Terms and conditions
Booking confirmation
A booking is considered confirmed only when the booking deposit of 30% of the total agreed amount has been received.
Cancellation policy and charges
- At least 30 days before arrival: a full refund of the amount paid in advance.
- Less than 30 days before arrival: the full advance payment is retained as a cancellation charge. The guest is released from the obligation to pay the remaining balance.
Refund method
Any refunds due will be made through the same payment channel or system used for the original payment.
8. Representation of the property
Photographs, videos and descriptions on our website and other booking channels present the property as a whole. While the rooms are represented faithfully, furnishings and accessories may be improved or undergo minor changes in appearance that do not affect their quality or function.
9. Access for maintenance or additional cleaning
ARTEMARE agency staff are authorised to enter the rented property to carry out repairs or maintenance, including in the guest's absence.
10. Notices
The preceding provisions may be amended if new national or regional legislation enters into force, without this giving rise to any claim by guests who have already booked. On request, Artemare may show the accommodation to other interested parties during the rental period. Building rules must be observed, including quiet hours from 13:00 to 16:00 and from 23:00 to 09:00. Pets are not allowed unless otherwise agreed.
11. Rules
Unless otherwise agreed in writing, these rules form essential terms of the relationship between guests and tourist accommodation businesses.
